Why is a new home inspection more than checking finishes?
A new home may look complete, but possession reviews still need organized defect documentation and follow-up priorities.
1. New homes can still have system issues
Defects are not limited to paint, floors, or cabinets. Drainage, HVAC, electrical, windows, attic ventilation, and exterior details may also need attention.
2. Documentation matters
The value of a PDI or possession review is recording issues by location and type so the owner can communicate clearly with the builder or warranty process.
3. Priorities should be clear
Not every defect has the same urgency. Owners need to know which items affect safety or use, which are cosmetic, and which should be followed through warranty.
4. Follow-up communication should be usable
Inspection notes should support email, repair, builder, or warranty discussions instead of staying as verbal impressions from the walkthrough.
