What should buyers prepare before a home inspection?

Preparation helps the inspector understand the property background and the client’s real concerns before arriving on site.

1. Basic property information

Prepare the address, property type, approximate size, age, garage details, basement status, and the listing or MLS link. This helps estimate the inspection scope and timing.

2. Transaction timeline

If the inspection is tied to a condition period, financing, legal review, or closing date, share that timing in advance.

3. Specific concerns

Examples include basement moisture, roof age, furnace condition, electrical safety, odours, cracks, or renovation quality. Clients do not need to diagnose the cause; sharing the concern is enough.

4. On-site priorities

After the inspection, focus first on key findings and priorities. This helps avoid getting lost in a long list before understanding what affects safety, cost, or negotiation.
